Key Questions for a Coaching Conversation

There are 2 key skills that coaches need to be truly effective, the ability to listen (often for what is missing rather than what is said) and the ability to ask the right question at the right time.

Now in reality there are no ‘right’ questions, there are however some very good, and fairly generic questions that when asked which can make a significant difference to the way in which a coaching interaction progresses.

Q1. What would be better than X?
Often a coaching conversation will focus on a particular clients problem where they will focus on something that they want to change in their current situation and the client may spend a great deal of time discussing how terrible the world is for this injustice etc. One of the key tasks of a coach is to help a client identify opportunities that they wouldn’t necessarily see themselves. The ‘What would be better than X?’ question pulls the client out of a reflective mode into a more solution oriented position. There is one thing to be aware of with this and that is a response from the client along the lines ‘For X not to happen’, this is avoidance rather than a solution and you can follow up with ‘What would be better than the absence of X?’ You can keep asking this question over and over until you have a range of possibilities from good to great.

Q2. What can YOU do to get this to happen?
Coaching is about getting the client to take ownership and for them to do things themselves. Coaching isn’t about helping it is about supporting and guiding and it is all too easy (especially for managers who are coaching) to take on the problems of the client as theirs to solve. To be an effective coach the client has to come to the solution on their own and has to take ownership of what they want. The ‘What can YOU do to get this to happen?’ pushes the coaching client to think about their interactions and how they are the responsible party. Remember you are there to expand the choices available so as a coach you need to ensure that the individual avoids the ‘not my fault’ trap. Ownership is key here.

Q3. If you did/got Y how would this impact A, B and C?
Sometimes a solution will present itself and the client will latch on to a solution without thinking it through, and it is unlikely that their circumstances will be the same as yours so you will not have the answers to this question and don’t assume that the client will have thought of any of the wider ramifications of their solution. The A, B and C can be anything examples include Family, Finances, Career Progression, Lifestyle, Colleagues, Employer etc. This is an ecology check question and it is important for the client to understand that any decision they make on any subject will impact many people.

Q4. What would you lose by doing/getting Y?
There will be some form of loss with any decision and recognising it that is an important step in the decision making process. Often it is the fear of loss (rather than the loss itself) that holds us locked in position when in reality we can usually overcome most things in life if we know about them in advance and more importantly put them into perspective. Don’t be fobbed off with a ‘nothing’ answer, this just shows that the client isn’t thinking things through and needs more prodding. If you get stuck here you can offer a few examples, but do so as a last resort as the client will likely jump on one of your suggestions without thinking about their own situation.

Q5. When will you do this?
Perhaps the most important question and listen carefully for the answer, especially for the silent ‘but’. Often a client will seem enthusiastic in the coaching session and the moment they are back into the real world their resolve falters and they go back to the same old patterns of behaviour. If a client appears enthusiastic and they want to take rapid action then great, excellent progress at which point you schedule a follow up call for sometime within the next week to see how they got on…it creates momentum.

Remember these are just guidance questions and will need to be tailored for each coaching interaction but when used they can make a significant difference in moving a coaching client towards their outcomes.

To be effective as a coach questioning is just part of the equation and listening, really listening to the answers is actually more important not only for what information is contained within the answers but also for the bits left out.

With the winter pretty much settling over the colder regions in the world, the warm weather of the Caribbean really sounds great just about now. Home Inspection Checklist

Although architectural details, wall and floor coverings, modern conveniences and many other factors are important in the buying decision, the focus of this inspection is on the structural/mechanical/electrical condition of the property.

The inspection is designed to give the real estate agent or prospective purchaser a system to detect some of the readily accessible major flaws or deficiencies in the significant components and systems of a home. It is not designed to, nor does it profess to facilitate detection of all flaws, problems or occurrences that might exist in any given home.

To maximize time efficiency and to ensure all of the major sections of the home are take into consideration, we have developed a systematized approach to the inspection. This is a simplified overview of systems that professional home inspectors use when they are inspecting a home.

To assist you in following the system, we have provided a checklist that will guide you through your own inspection.

THE BIG PICTURE
The first step in inspecting a home is to examine the big picture for the home. Notice the area the home is located in. Are there other homes of similar age and construction details relative to the home you are inspecting? A comparison will give you a general idea of the upkeep of the home. Have there been significant modifications to the exterior of the building and if so, how is the workmanship?

EXTERIOR
Start at the exterior front of the house and work your way around the house (clockwise or counter-clockwise) at a distance which allows you to view a complete face comfortably. On each face (front, sides, rear) start your visual inspection at the top of the structure and work your way down to the ground and lot area. As an example, you would start at the front and note the roof and chimneys, the gutters, fascia and soffits. Then, moving down the exterior wall coverings (brick, wood, aluminum), noting windows, doors, etc. Examine any porches or decks down to the foundation, then the grade or slope of the lot area, followed by any coverings, such as flower beds, walkways, interlocking brick, driveways, etc. Move closer to the house, to examine more closely any details which may have attracted your attention, without skipping any items. Having completed the front, move to the side of the house and start the same procedure (roof to ground).

INTERIOR
On the interior, begin your inspection in the basement and then follow the system throughout each floor in the house. The system for inspecting the interior is to begin with the floor, go to the walls and then the ceiling, and then consider any appliances or other items in the room. Move from room to room, always in the same direction (clockwise or counter-clockwise) so as to not miss any areas. If you see a door, open it!
In the utility room in the basement, first notice the floor, the walls (possibly the foundation walls are visible here), then the ceiling (floor joists may be visible), then go to the furnace, hot water heater, electrical panel, plumbing system, etc. When inspecting the floors, walls and ceilings, scan the entire area that is visible, not just one section.
In a finished room you would notice the floors, walls (including windows) and ceiling. Next look for the heat sources, electrical outlets and switches, fireplaces, closets etc. In bathroom or kitchen, notice the floor, walls and ceiling, then the plumbing fixtures.

CONDITION
While performing the inspection, whether at the exterior, the interior or one of the mechanical systems, note the system first, then its relative condition. For example, if you were inspecting a wall on the interior of the home you would first note that the wall is plaster, and then examine the wall for cracks and irregularities.

Free Stuff: Banner Exchanges

Personally, I am not crazy about banner exchanges. I’ve tried them all, and
without a single exception every one of them is completely lame as a traffic
generator. In fact, the only thing that I’ve found that’s worse than banner
exchanges for getting hits to your site is Free For All lists (especially
the mass FFA services).

All right, that being said, what is a banner exchange? These programs are a
way for sites to be advertised at no cost on other sites. The concept is
simple. Create a banner then submit it to the banner exchange. You must also
add some code to your page (or pages) which displays a randomly chosen
banner from the banner exchange program.

Each banner exchange program has a display ratio. A ratio of 1:1 means for
each time you display one of the banner exchange banners, some other site
will display one of your banners. A ratio of 2:1 means for every two banners
you display, one of yours will be shown. Obviously the higher the ratio, the
more often your banners will be displayed.

Some banner programs will give a higher conversion ratio if you include the
banners on the front page, and an even higher ratio if the banner is on the
top of your home page. The theory is this will give the most exposure to
banner ads.

Some banner exchange programs also include a referral program, which usually
gives you a higher conversion ratio if you get people to sign up. This can
be useful if you are good at selling, although if you can sell people on
banner exchanges you might consider selling a product which actually returns
you some money instead (in other words, don’t waste your time and efforts on
these silly programs).

Most banner exchanges work with the standard banner size of 468×80 pixels.
Many programs also handle other size banners as well, all the way down to
buttons of 88 x 31. A few exchanges also allow for text links, although they
will usually require a 1×1 pixel web bug to be able to measure impressions.

When you submit your banner, virtually all services will not display it
immediately on other sites. Instead, they will require that it be examined
by a human being to ensure that it meets the qualifications of the service.
These qualifications include:

Size – the better programs limit the size of the banner. Generally, the
smaller the better. Remember, this is the size of banners that will be
displayed on your site as well as others. Programs should not allow banners
greater than 10k.

Animation – some programs do not allow animated banners.

Suitability – The banner program will examine your banner to ensure that it
is aimed at the proper audience. For example, if they do not allow
pornographic banners, than yours will be examined to ensure it is not adult
in nature.

In addition, any decent exchange program will always hold your banner for
examination if you resubmit a new one. Before you get angry at this
practice, remember that it protects your site from unsuitable banners as
well.

As I said at the beginning of this article, banner exchange programs of all
flavors are an exceptionally poor way to generate traffic to your site.
Because of this, be sure that you never, ever even consider paying anything
for this service. Spend your money on something useful.

Remember that banner exchanges may not cost money, but they are not free by
any means. Banners require:

- Additional load time on your pages. This can result in visitors leaving
your site faster.

- Other people’s web sites are advertised on your site, which can pull more
traffic from your pages than you get from the program (especially with a bad
conversion ratio).

- The danger that the banner exchange programs will sell or give your
personal data (email address) to spammers or other evil doers.

- Since banner exchanges are such terrible traffic builders, you may be able
to spend your time promoting your site in a more useful manner doing
something else.

Some of the things that you should look for in a banner exchange
program include:

- High conversion ratio. 1:1 or 7:8 is good. Many programs are 3:4 (barely
acceptable) and some are 2:1 (I wouldn’t bother). Anything worse – go
somewhere else.

- Ensure that all banners are hand checked by human beings on the initial
submit and resubmit. If their help pages do not state this explicitly, then
ask. This protects your site from unsuitable banners.

- Ensure that the banners are stored on the banner exchange server. They
will not tell you this, but you can find a site which uses their service and
check the “Properties” of the banner. The image needs to be stored on their
server so that it cannot be changed unless it goes through their manual
checks for suitability.

- Be sure it will not cost you anything.

- If I had any interest in these programs, I would look for one that
supported buttons (88 x 31) and even text links. This allows for faster load
times. Text links also generally have a higher click-through ratio.

- A good set of reports so you can monitor how well the exchange is doing.

If you do sign up for one of these programs, be sure you check the
statistics regularly. You need to look for two things:

- How many visitors have you received from the program?

- And how many visitors did you lose from the program?

If you consistently lose more visitors than you gain, then leave the program
fast. This means you have a negative return on investment.

internet advertising environment, it is important to note that these
services can come and go very quickly. Thus, this list may become obsolete
in short order (I have found that I need to edit it about once per quarter
to remove/modify over half the list).

These guys don’t state their ratio in their FAQ. They support an odd size
banner (400×50) and the banner must be 10k or less in size.

This program allows four different banner sizes – 468×60, 400×40, 120×60,
and 88×31. They also give 2000 free impressions of their banner is shown at
the top of the page, and they have a referral program.

Beseen
http://www.looksmartclicks.com/
One for one banner exchange program. This is one of the larger banner
exchange programs (they claim over a million sites), which could result in
lots of exposure.

Cybergate Banner Exchange

A banner exchange program with a 3:2 ratio. Get 500 free credits when you
sign up, and they have a referral program.

Ebay, How I nearly got tricked out of £170

I am not sure how many people have had bad experiences on Ebay, I hope not too many. I was having a great time on there until some man tried to defraud me out of £170.

I had been buying and selling on Ebay for a number of months without any problems at all. If I ever bought anything that cost over £100, I would offer to meet the seller somewhere, normally just off the motorway and this was working very well. I managed to pick up some real bargains and also managed to offload some of my unwanted items which I either had no interest in anymore or that I had no longer a need for.

Good things apparantly have to come to an end and unfortunately it did with Ebay.

I was looking to purchase a mobile phone and saw an advert for a buy it now phone with the asking price low but not extremely low.

There was a mobile number to phone if I had any questions. I therefore rang him, his name was Tony and asked him the general type questions. He sounded and seemed really nice, however stated that he was unable to meet me as he was unable to drive as he had not past his test.

His house was a long way from where I lived and reluctantly I agreed to pay via a bank transfer. He assured me he would post the phone, that very day via Royal Mail Special Delivery to arrive by 11am the next morning. He seemed very genuine, they always do your thinking and that was that.

Next morning have a guess what arrived, yes nothing at all, nor the next day, nor the next.

I tried e-mailing him, texting and ringing his mobile phone, guess what, there was no reply.

I realised what a fool I had been, however decided to go to the police. They were very helpful and half an hour later I had a crime number however was warned that it was very unlikely I would ever see a phone or recieve a refund of my money which was £170.

Outside the police station I sent Tony a text with the police crime number. To my shock he phoned me straight away swearing at me but eventually agreed to refund me the money, if I stopped the police action against him.

I was very lucky, I am sure many other people as the police stated, never get their money back.

You cannot improve what you cannot measure. Just like you must have a Road Map for your overall sales success, each sales call must have its own little road map. We’ll call them scripts. You can develop your own script or begin to use one that has been developed by someone else. Your sales script is only there so that you can measure and improve what you do.

The World’s Most Powerful Sales Script for you is one that is completely natural. Begin with one developed completely from your subconscious. Tape record several sales calls over the next few weeks and have them transcribed.

Read through your transcribed sales presentation. First, congratulate yourself on the sale! You are already working from a successful script. These have been used to generate a sale. Now, how can you make it more effective?

Now complete the following debrief of your sales script.

• Identify your areas of strength.

• Identify your areas of weakness.

• In each area of weakness, identify what caused that weakness. Some possibilities are fear of losing the sale, lack of hard data to support the sale, lack of research about your prospect’s real needs.

• Look for trends where you made your strongest points, asked your most powerful questions, or placed the customer completely at ease.

You may have been doing these things subconsciously, but imagine how powerful you could be if you could reinforce your best behavior and completely eliminate your limiting behavior. You see – the reasons that some people fail to appreciate scripts as they think of them as word for word recitals that are not genuine and come across as strained.

Re-write your scripts in the areas where you have been naturally struggling. Refine them until you make them a natural response. Now – record them and listen to them as you drive from call to call. You’ll soon have the World’s Most Powerful Sales Presentation and your sales will skyrocket!
